Waterbury, Conn. 18,000 square foot industrial property, Chase River Road, appraised for bank financing
OTHER INDUSTRIAL ASSIGNMENTS
- Stratford, Conn. For the property owner Stratford Land Development Corp. and its attorney, four multi-tenant industrial buildings containing in excess of 200,000 square feet of warehouse, light manufacturing, and flex office space were appraised for appeal of the local tax assessment on the properties. The matter was litigated and the result was a substantial reduction in the property assessment.
- Waterbury, Conn. For First Union/Wachovia Bank financing, The R. L. O'Neil Company appraised a 106,000 square foot multi-tenant industrial building owned by Industrial Development Group.
- Bridgeport, Conn. In association with The Valuation Group, Mr. O'Neil has appraised dozens of industrial properties in the Greater Bridgeport area for Peter DiNardo Enterprises. Properties have ranged from 10,000 to 200,000 square feet and appraisals have been completed for tax assessment appeals, estate planning, eminent domain settlement and lease renewal.
- Stamford, Conn. 35 Magee Avenue, 60,000 square foot warehouse property in south side industrial area was appraised for owners intending a tax appeal.
- Bridgeport, Conn. 555 Bostwick Avenue. 25,000 square foot industrial warehouse facility with excess land was appraised for the property owner and his attorney in conjunction with an appeal of an eminent domain partial take by Connecticut Department of Transportation.
- Bridgeport, Conn. Housatonic Avenue, Producto Machine Property, a 140,000 square foot complex on 11 acres, multiple structures including old style loft space and modern hi-bay industrial facilities. The property was appraised for the City of Bridgeport for consideration in possible acquisition for conversion to a public works yard and shop.
- Naugatuck, Conn. 105,000 square foot warehouse and office facility, with principal tenant Boise Cascade was appraisewd for the property owner and their attorney for purposes of a tax assessment appeal. The case was negotiated to a favorable conclusion for the property owner.
- Southington, Conn. 57,000 square foot single story industrial facility on Marion Avenue was appraised for Webster Bank for their loan underwriting.
