Mr. O'Neil has been engaged on numerous municipal development projects over the years including experience as a municipal development executive.

 

REED-PUTNAM REDEVELOPMENT PROJECT.  The City of Norwalk  Redevelopment Agency retained Mr. O'Neil to appraise portions of the 20+ acre site for disposition to the developer under the terms of the Developer Agreement.  The appraisal was based on the anticipated reuse of the property after assembly and site infrastructure improvements.

 

 

 

 

 

 

 

Torrington Downtown

DOWNTOWN TORRINGTON RENEWAL.   Torrington had been engaged for several years in an effort to redesign and renew it's Central Business District.  A planning project funded by Connecticut DECD and led by Milone & MacBroom required an up to date analysis of the market support for previously planned activities including, large retail, office and housing developments.  Mr. O'Neil was engaged to conduct the required studies which demonstrated that successful developments in other sections of the community had absorbed the previously unmet space needs that had been the support for the original project design.  The market study results led to project redefinition and adoption of a revised plan.

 

HARBOR YARD, BRIDGEPORT, CT  The City of Bridgeport assembled numerous individual commerical, industrial and residential properties south of I-95 and close to the downtown to create a site for the Harbor Yard sports complex.  The photo shows the original minor league stadium.  Later an indoor sports arena was added north of the ballfield.  Mr. O'Neil prepared the acquisition appraisals for the project.

 

 

 

 

 

WOODRUFF HILL INDUSTRIAL PARK and JACK'S BROOK INDUSTRIAL PARK, OXFORD, CT.  The Oxford Economic Development Corporation has developed Woodruff Hill, a large lot industrial park adjacent to the Oxford Airport and Jack's Brook, a smaller lot industrial park in the same vicinity.  Mr. O'Neil was retained to work with the planning and development team to evaluate the marketability aspects of the Woodruff Hill park including competitive supply and demand, likely absorption, advice on parcel size, site plans and pricing.  At the Jack's Brook site he prepared disposition appraisals for the lots.
